LADY LAKE PAVER INSTALLERS
Who builds paver patios and lanai extensions in Lady Lake, FL?
Benchmark Pavers does. We install paver patios, lanai extensions and driveways for Lady Lake homeowners, including the Lake County neighborhoods around Spanish Springs Town Square.
Most patio calls here start with concrete that is already poured. A lanai slab, or a small pad off the back door. That decides what we do first, because you have two honest routes. Thin veneer pavers are legitimate over an existing lanai slab, since manufacturers rate them for foot traffic and a lanai is exactly that. For a new patio on bare ground, we build from the dirt up.
Lady Lake sits in Lake County, and Lake County and Sumter County do not always ask for the same paperwork, so find out what your address needs early. That is a better first step than picking a color. If you also live in a Villages neighborhood, the Villages paver page covers how approvals work there. Call (352) 651-6077 and we will walk the space with you.
SEAT WALLS
Can a paver patio have a seat wall on a small Lady Lake lot?
Yes, and a small lot is often where a wall earns its keep. The patio in the photo sits in a narrow side yard beside a screened lanai, with low walls in a matching stone that double as extra seating.
The wall does three jobs on a tight yard. It gives the patio an edge that reads as finished. It holds back the planting beside it. It gives guests somewhere to sit without crowding the lanai door. Dark border bands where the field meets the wall keep the lines clean.
On a lot like this one, owners often want some separation from the neighbors without a full fence. A wall at seat height does that without closing the yard in. Nobody enjoys a patio that feels like a hallway. See our retaining walls page for the walls we build, or look at paver patio installation for the base of the patio itself.
THE BASE
What goes under a paver patio in Lady Lake?
A compacted base, then limestone screenings as the bedding layer, then the pavers. Limestone screenings are the stone dust that sits right under the pavers, and they work. They are a time tested method, and the whole thing depends on compaction. That is the part nobody sees, and it is the part that decides whether the patio still looks flat after several rainy seasons.
Central Florida gets most of its rain in short, hard afternoon storms from June through September, and homes near Lake Griffin State Park take them like everyone else. A patio that was not compacted in stages starts to settle at the first of those storms. We compact the base as we build it, not once at the end, because that is what keeps a patio flat.
Then comes polymeric bonding sand in the joints. It hardens enough to lock the pavers together and starve weeds of a place to start. Ask your installer how many times the base gets compacted. Honest answers are specific.
MAINTENANCE
How do I keep a Lady Lake paver patio looking new?
Sweep it, rinse it, and seal it every two to three years. That is most of the job. We seal when we finish, and we mean it when we say to reseal. Sealer protects against stains and holds the color against Florida sun.
The products have improved quickly. Polymeric sands are better than they were a few years ago. Sealers are better too. The pavers themselves come in new designs and color tones every year, so a patio built today has more choices than one built even recently. Pick the color against your own house, not against a showroom floor.
If a patio you already have has gone wrong, with low spots or joints that have opened up, we can tell you whether it needs a fix or a rebuild. Send us a photo. Most of the time the answer is in the base. The same goes for a paver driveway that has started to dip.
